Amended planning proposals have been submitted for the site between the existing attenuation pond and Abberd Brook, east of Spitfire Road in Calne. The outline application (ref. PL/2025/05943) now includes a revised layout and additional details covering landscaping, access and infrastructure.

The application from property developers, Robert Hitchens, states the revisions aim to address concerns previously raised by the local authority and community stakeholders. The new scheme continues to propose up to 20 dwellings on the 1.83-hectare parcel immediately northeast of the area identified for growth in the Calne Community Neighbourhood Plan. It remains consistent with the goal of helping Wiltshire Council meet its housing land supply shortfall and to provide a proportion of affordable housing.

Key amendments include:

  • A refined internal access arrangement linking to Spitfire Road, with improved turning-provision and emergency vehicle access.

  • A clearer buffer zone along Abberd Brook and around the attenuation pond, incorporating new landscaping proposals and ecological mitigation.

  • Revised drainage strategy details — including an enhanced surface water disposal scheme tied into the existing pond – in response to earlier flood-risk concerns.

  • A more compact housing layout, with revised orientation of units to reduce impact on neighbouring properties and to maximise green space.

  • Enhanced pedestrian and cycle link proposals, including a shared-use path along part of the eastern boundary tying into the wider growth area.

Objections raised to the original scheme included high density, highway safety, flood risk and lack of green connectivity. The amended plan seeks to respond to those matters, but the council’s planning officers and local councillors will still assess it under local plan policies, the neighbourhood plan growth strategy, and the duty of care for natural features such as Abberd Brook.

Documents for the application, including the revised layout plan, drainage assessment, design and access statement and landscaping scheme, are now available on Wiltshire Council’s planning portal under reference PL/2025/05943. The consultation deadline is 2nd December 2025.
